The overall building comprises 16,000sqm new build mixed use development comprising a six storey office and five storey residential buildings. The site is located in the SOBO District of Dublin Docklands, on a constrained urban site which adjoins both commercial and residential buildings.

MOLA Architecture was also engaged to prepare a masterplan strategy for the overall area to improve the public realm and help create a new vibrant district in this neglected part of the Docklands.
